•Building 3 is the one to get. From a NomadRental reviewer who praised it specifically: "completely modern with new furniture and interior, full kitchen (well equipped), a desk/chair along with a great internet connection." Buildings 1 and 2 are older and significantly less appealing

•Two 25-metre saltwater pools with waterfalls are among the best in Chiang Mai for actual swimming. Pool is best in early morning — quiet and empty before swimming classes start

•Badminton courts with organized games (Tues/Fri 1-3 PM, 100 THB) are a genuine differentiator. 120 THB/hour for the court at other times

•Doi Suthep mountain views from north-facing upper floors are confirmed by multiple reviewers and described as "incredible"

•Gardens and grounds are "like a Holiday resort with lush tropical well-maintained gardens" — the 15,000 sqm site has real green space

•Covered parking for ~100 vehicles. 24-hour security with keycard access

Gotchas

•Pool noise is the #1 complaint across all review platforms. Swimming classes with shouting instructors, screaming children, and non-resident visitors (who pay 80 THB entry). About 40% of units face the pool. Morning is the only quiet swim time

•Pool costs extra for residents: 50 THB/visit or 1,000 THB/month unlimited. Most Chiang Mai condos include pool access in rent — paying separately is unusual and adds up
