•Ask for a north or east-facing unit on floors 4-10 to avoid traffic noise from the main road. One Booking.com guest confirmed Doi Suthep mountain views from the quiet side
•No building WiFi — arrange your own ISP. AIS Fibre or True Online are the main options in Nimman (590-1,200 THB/month for 100Mbps-1Gbps). For stays under a year, internet dongles from the lobby 7-Eleven work as a stopgap
•Laundry, restaurants, massage, and cafes are all within 40 meters of the building entrance. Maya Mall is about a 600m walk
•Electric at 5 THB/unit is near the government rate — unusually fair for a Nimman condo. Most nearby buildings charge 7-8 THB
Gotchas
•No pool, no gym, no communal facilities at all. Hillside 3 down Soi 8 has a gym, yoga studio, included WiFi, and bigger units. Hillside 4 on Huay Kaew has two pools and a restaurant. Both are in the same price range
•Nimman-facing units get significant traffic noise — motorbikes, songthaews, late-night bar crowds. Insist on a quiet-side unit
•Building is 19 years old. Common areas look dated. Expect renovation noise from other units being gutted — this is an ongoing issue across all Hillside buildings, especially April-October
•Unit condition depends entirely on the individual owner. Some are beautifully renovated, others look untouched since 2007. Always view the actual unit, not just photos
•Parking is limited if you have a car
