Doi Ping Mansion is a 12-floor, 120-unit condo built in 1994 on Charoen Prathet Road, one block from the Ping River. Facing Wat Chai Mongkol temple and next to Alliance Francaise, it has a real communal vibe with a mix of retirees and Thai residents. 1BR at 9,000 THB (12-month lease) is excellent value for a riverside condo with pool and gym.

The River Market restaurant next door hosts the Chiang Mai Expats Club's twice-monthly breakfast. Built in 1994 by Bangkok architect Dan Wongprasat — the units are massive by modern standards: 64sqm 1BR, 100sqm 2BR, 128sqm 3BR, even a 200sqm penthouse. These floor plans are impossible to find in modern Chiang Mai construction. Pool and gym included. 5-minute walk to downtown. It's old and it shows, but the space, community, and riverside location make up for it.”
