Perfect Homes calls it "the most extensive assortment of leisure conveniences of any condominium in Chiang Mai" — and the amenity list backs that up: lap pool with integrated jacuzzi, 3-storey standalone clubhouse, gym, sauna, steam room, library, wine bar, BBQ area, rooftop lounge/garden, jogging track, meeting room, and even an EV charger. From a May 2025 Google review: "This is a beautiful complex. Everything here is 1st class. The infinity pool is lovely and clean. The gym, sauna and steam room are fantastic." Residents are almost exclusively foreign — a mix of long-term expats and some Airbnb short-stays. Every unit has a washer, full kitchen, wood laminate floors, and full-height windows. Fiber internet is now available in the building (confirmed Dec 2025 review).

The pool is in shadow for part of the day. Wood floors are laminate, not hardwood. Fiber internet now available — previous WiFi complaints are resolved. Almost exclusively foreign residents.”
Expat Tips
•The 3-storey clubhouse with wine bar and library is genuinely exceptional — confirmed operational in current (2025-2026) property listings. No other Nimman condo matches this amenity density at this building size
•Quiet Soi 2 location gives you Nimman access without main road noise. From a Google review: "One block off the main strip so it's quiet." A few minutes walk to One Nimman and Maya Mall
•Full kitchens and wood laminate floors create a home-like feel. "Apartment well equipped" and "rooms are modern, well furnished" per Google reviewers
•Sunset and mountain views from rear-facing (north-facing) apartments confirmed by multiple reviewers. Request north-facing upper floors (5-8) for Doi Suthep views
•Washing machines in each unit — confirmed by reviews. Saves on laundry hassle
•Fiber internet is now available — a Dec 2025 reviewer confirmed: "They now have fibre internet as well, so ignore the previous complaints." Free WiFi in common areas
•Duplex units on floors 7-8 (82-94 sqm) are available at around 40,000 THB/month. Penthouse duplex at 142 sqm is listed for sale at 13.5M THB
Gotchas
•Only 15 designated car parking spots for 68 units. From Perfect Homes: "a bit limited, but you can normally find some spaces." Motorcycle/bicycle parking is separate. If you have a car, confirm parking availability before signing
•Airplane noise is a real issue. From a Dec 2025 Google review: "The unit vibrates when the plane passes overhead. The jet noise is loud if you open the windows as it's right on the take-off path from CNX." Windows closed helps, but it's something to test during a viewing
•No 24hr reception — office hours only. 24hr security guards are present at the gate, but don't expect someone at a desk at 2 AM
•No pets allowed unless the juristic office grants specific permission. Service dogs excepted
•Pool is "in the shadow" for part of the day per one reviewer. Non-resident access is also a concern: one reviewer wished "they restricted the pool to residents only"
•A Google reviewer (1/5) warned that apartments are "tiny and very poorly designed" for laptop work, calling the work areas in the complex "nice but useless — chairs are rubbish, desks are rubbish." Another reviewer countered with "decent Wi-Fi" and good working conditions. Experiences vary significantly
•Unit condition depends on individual owners. From a review: "Some of the apartments are showing their age, but that's more a function of owners who do/do not maintain them." Always view the actual unit
