Karnkanok uses cast-in-place construction across all their buildings, which they claim provides better earthquake resistance and sound insulation than prefab alternatives.

“Budget king for having pool, gym, and sauna near Nimman. The KKN chain is no-frills but consistent — you know what you're getting. The 27sqm '1 bedroom' is really a studio with a partition; bring minimal stuff. Pool goes into shade by mid-afternoon. Cleanliness depends entirely on the individual owner since units are separately owned and rented. Rated 9.7/10 on Agoda from 26 reviews, which is surprisingly high for a budget property. Good pick if you're on a tight budget and want to be near CMU and Maya Mall.”

•500m walk to Maya Mall, near CMU campus — good access to university sports facilities, track, and cheap food stalls

•24/7 security with keycard access and CCTV is consistent across all One Plus buildings. Management standards are standardized chain-wide

•No building WiFi — arrange your own ISP. Check with management which providers have fiber to the building before signing a lease. AIS Fibre, True Online, and 3BB are the main options (590-1,200 THB/month)

•Common area fee runs approximately 40 THB/sqm/month based on comparable One Plus buildings

Gotchas

•The "1 bedroom" at 27sqm is a studio with a partition in practical terms. It's genuinely tiny — smaller than many hotel rooms. Fine for one person, very tight for couples
