The Unique at Nimman 2 is the 40-unit sibling to The Unique at Nimman (75 units), both by Tarina Property on the same soi off Nimmanhaemin Road, completed January 2014. Where Building 1 has a steam room, Building 2 trades it for a sauna and adds a garden — an uncommon amenity in Nimman condos. WiFi is included at the building level (unlike Building 1 where you must arrange your own). At 40 units across 8 floors, this is essentially a private residence. From Perfect Homes: the building emphasizes "privacy with only 40 units that are meticulously designed to perfect your daily living." Both Unique buildings are grouped among the best-managed in Nimman. Mountain views from upper floor units. Same excellent location: 5 minutes walk to Maya Mall and One Nimman.

“The more private, more expensive sibling to The Unique 1 next door. Only 40 units — essentially a private residence. Has a garden and included WiFi that the original building doesn't. But 1BR units are smaller (47-52sqm vs 52-88sqm in Building 1) and rent starts at 20K vs 16K. At time of research, only 2 rental units were listed — availability is genuinely scarce. If privacy and quiet are worth a premium, this is your pick. If you want more space and better value, check Building 1 first.”

Expat Tips

•40 units is the smallest condo building in the Nimman area after S Condominium (48 units). If you want to know your neighbors and avoid the anonymity of a 300+ unit complex, this is the place

•Sauna, pool, gym, and garden for 40 units is exceptional amenity density per resident

•WiFi is included — building-level wireless internet. It's adequate as a bridge, but for heavy remote work arrange your own fiber (3BB, AIS, True) for dedicated speeds

•Same Lanna-style design quality and management as Building 1. If a unit is available here but not in Building 1, you're getting equivalent quality

•Upper-floor units with north-facing orientation get Doi Suthep views

•5-minute walk to Maya and One Nimman — identical walkability to Building 1

Gotchas

•Availability is genuinely scarce. At time of research, only 2 rental units were listed on Thailand-Property. You may wait months for a unit to open up

•Rent starts at 20,000 THB (vs 16,000 in Building 1). Current listings show 28,000-30,000 THB for available units

•1BR units are smaller than Building 1: 47-52 sqm vs 52-88 sqm. You're paying more per square metre for the privacy premium

•No studio options. The minimum entry is a 1BR at ~47sqm

•The "included WiFi" is building-level wireless, not dedicated fiber. From the limited review data available, this likely handles browsing and light use but may not be sufficient for hours-long video calls without a dedicated ISP line

•Some listing sites show 72 units instead of 40 — this appears to be an error. FazWaz, Thailand-Property, and Perfect Homes all confirm 40 units
