Best facilities-to-price ratio in the Jed Yod area — pool, gym, and sauna at 10K is hard to beat anywhere in Chiang Mai. But you are NOT in Nimman. The '10 minute walk' is more like 15-20 minutes in reality; budget for a scooter rental. Units come well-furnished with two ACs and a washing machine, which is unusual at this price. Building is 12 years old now so condition depends on the individual unit owner. Very few online reviews exist specifically for Trams 1 — it flies under the radar compared to flashier Nimman condos.

Pool, gym, and sauna at the 10-14K price point — the sauna alone makes this unusual. One Plus Jed Yod nearby offers pool and gym at similar prices but no sauna
7-Eleven and local market are within 100m of the building. CMU campus is 1 km away — useful for the running track, cheap canteens, and university facilities
1BR units range from 30-48 sqm. The larger 47-48 sqm units at 10-12K THB are particularly good value — confirm available sizes when viewing
24-hour security with digital keycard and CCTV throughout
No building WiFi — arrange your own ISP before move-in. Check with management which providers (AIS Fibre, True Online, 3BB) have fiber to the building. This is critical and varies by building
